Florida’s weather, relatively low taxes
and cost of living make Florida a carefree place to retire. Literally
hundreds of 55+ manufactured home communities are under active
development. These communities are often developed
in phases will have an active sales center and personnel
to help you with both the lot and the purchase of a new home. Because
these community developers are trying to “fill” their
parks, they have large marketing budgets and are easily found
by potential home buyers. If you are using the internet
to search for a new retirement home, it’s likely that
your search will direct you to these new community developers.
Florida
boasts thousands of older manufactured home communities and
new home buyers should also consider more established communities
with available lots. Because these communities
are mostly filled and do not have active sales centers and
marketing budgets, they may be hard to find and easily overlooked
by potential home buyers. Sun Ovation Homes has many

Consider established communities compared to
new parks under development:
- Hidden Gems. Established communities were built
many years ago when land was cheaper and attractive locations
were readily available. Lot rent for land lease communities,
association dues and maintenance fees can be significantly
lower, saving you thousands of dollars per year.
- Location, location, location! Escalating
real estate prices mean prime locations are now out of
reach for a manufactured home buyer. Many of these
hidden gems include waterfront and golf course communities!
- Peace and Quiet. Since established communities
are primarily filled, there is very little construction
traffic.
- Choice. Most new communities sell homes through
their sales center from only one manufacturer. This
limits your choice of floor plans and options. When

many floor plans and option packages.
- A Good Fit. With
an established community, you can get a good feel about
the type of folks you will be living near. An
established community has developed character that will take
a new community many years to develop. Trees are grown
up, most of the lots are full, streets are often wider, and
community activities are more established.
